Accommodation unit
A space intended for accommodation, which differs from an apartment in the purpose of use. Just as in the case of an apartment, it is also possible to register a permanent residence in an accommodation unit upon fulfillment of established conditions.
American mortgage
A mortgage loan secured by a lien on real estate, which is not tied to a specific purpose and can be used to satisfy any needs of the borrower (meaning it may or may not be used to purchase real estate).
Annual percentage rate (RPSN)
Annual percentage rate of charge, including all fees and costs associated with the credit.
Apartment
An accommodation unit with sanitary facilities and a kitchenette, serving primarily for recreational purposes.
Apartment layout
Designation of the number of habitable rooms and the room with a kitchenette in the apartment.
Apartment standards
Description of materials, technical equipment, and execution of the apartment that are included in the base price. They determine the quality and type of supplied components (for example floors, tiling, sanitary ware).
Auction
A method of sale and purchase where interested parties bid the amount they are willing to pay. The sale then takes place for the highest bid amount.
Augmented reality
Insertion of a digital object into reality using 3D scans of the surrounding environment.
B
Balcony
A projecting structure of an apartment or non-residential unit that extends beyond the load-bearing wall. It is usually accessible by a door from the interior of the building. A balcony can be open, covered, or glazed.
Building permit
A decision by the building authority allowing the construction to be carried out and defining the parameters of the construction and establishing conditions for the execution of the construction.
C
Client changes
Modifications to the execution of the apartment beyond the standard scope at the request of the buyer. They may include changes to the layout, materials, or electrical installation.
Client creditworthiness
An assessment of how well the client is able to repay their future debt to the bank.
Co-living
Co-living, or shared living, is a concept based on maximizing space efficiency. A unit under the co-living concept may lack a kitchen, technical facilities, or a balcony, but this is compensated by the equipment of common areas. There is a strong emphasis on building a community, sharing values, and flexibility.
Commercial space
A room or set of rooms designated by the building authority for commercial use, not for living.
Condominium ownership
A type of co-ownership of real estate based on the ownership of units, which can arise if at least two residential or non-residential units are part of the house.
Confirmation of debt settlement
A document issued by the pledgee (usually a bank) confirming the full repayment of the claim (e.g., a provided loan) secured by a lien; in the case of a real estate pledge, this confirmation serves to delete the lien and related records (e.g., ban on alienation and/or encumbrance) from the land registry.
Cooperative apartment
An apartment owned by a housing cooperative. The buyer purchases a cooperative share, which grants them the right to use the selected apartment based on a lease agreement concluded with the cooperative. The cooperative share is transferred via a written contract between the cooperative and the buyer; there is no change of owner in the land registry (the cooperative remains the owner).
Cooperative ownership
Ownership of a cooperative apartment, where the buyer is the owner of a cooperative share in the housing cooperative, which guarantees the right to conclude a lease agreement for the apartment, therefore, the right to use a specific apartment.

Developer
An individual or legal person investing in the construction of real estate for the purpose of its sale or lease to an end customer.
Duplex
A multi-story apartment located in an apartment building.
E
Energy performance certificate (PENB)
A document serving to inform about the energy performance of the property's operation. It is part of the energy audit.
Energy performance of the building
Displays the real amount of energy consumed, for example, for heating, hot water preparation, or cooling, related to the standard use of the building.
Entry into the land registry
An administrative procedure by which a legal change (for example, transfer of ownership or establishment of a lien) is recorded in the land registry. The effects of the entry occur retroactively to the moment the proposal for entry is submitted to the cadastral office.
F
Flat / Apartment
A spatially separated part of a house, consisting of a room or a set of rooms meeting the requirements for permanent housing according to the occupancy permit decision/consent.
Floor
A floor is one level of a building above or below ground.
Front garden
A smaller or larger space in front of a house or apartment. If the front garden belongs to an apartment, it is usually accessible only from it and serves for use together with the apartment as a spatially bounded outdoor part.
Future purchase agreement
A contract in which the contracting parties undertake to conclude a future purchase agreement upon the request of one of the parties after fulfilling established conditions. Typically used for projects under construction that are not yet finished and their ownership cannot yet be transferred.

Garage
A separate room intended for parking motor vehicles, consisting of one or more internal parking spaces.
Garage parking space
A garage parking space is usually located in a roofed object or underground floor of a house where multiple cars of different owners park.
Glajcha
A traditional ceremonial symbol and celebration upon completion of the rough construction of a house or reaching the highest point of construction. Usually in the form of a decorated small tree or wreath.
Guaranteed yield
An agreed fixed or minimum rental yield provided to the buyer of the unit (the investor).
H
Handover of the apartment
The process in which the buyer physically takes over the apartment from the seller into their use, checks its condition, and confirms its receipt by signing the handover protocol.
Heat recovery ventilation
Sophisticated and controlled ventilation throughout the building or apartment, which ensures the removal of old and supply of fresh air. During winter, heat recovery also helps reduce heating costs by utilizing the heat from the exhaust air.
Housing cooperative
A legal entity founded for the purpose of ensuring the housing needs of its members. The housing cooperative owns the property (usually an apartment building) in which the cooperative members live. Members do not own the apartments directly (the cooperative owns them), but based on their membership represented by a cooperative share, they have a lease right to the apartment.
I
Interest rate
Expresses the percentage increase of the owed amount over a certain period.
Internal usable area
The area of the unit intended for use without counting vertical structures.
Investment property
Real estate acquired for the purpose of appreciation through renting or future sale. For these properties, yield, occupancy, and long-term value are monitored.
Investor
A person or entity that puts financial funds into real estate with the goal of appreciation. It can be an individual, a company, or a fund.
L
Land registry
A public list in which real estate, its owners, and property rights to it are recorded. It registers, for example, apartments, land plots, or garages.
Lawyer / Notary / Bank escrow
A secure method of settling the purchase price. A third party (attorney, notary, or bank) holds the buyer's money until the entry of the ownership right is permitted in the land registry and other agreed transfer conditions are met.
Liability insurance
Covers damage to health or property that you cause by your activity or the operation of your property to a third party.
Loft
In modern housing, a loft refers to a specific type of living space that originated either from the conversion of originally industrial objects or new construction designed to imitate this style. Characteristic features are an open layout without classic partitions, generous ceiling height, and industrial aesthetics.
Loggia
A roofed space that usually does not step out from the basic footprint of the house. A loggia can be open or glazed and is accessible by a door from the interior of the building.
M
Monthly payment
A regular payment made every month for the purpose of repaying an incurred debt.
Mortgage lien on the property
Encumbrance of real estate in favor of a third party—the pledgee (lender), serving as security for the creditor's claim.
Mortgage loan
A long-term loan provided by a financial institution secured by a lien on real estate.
Mortgagee’s consent to transfer and/or create an encumbrance over the property
Consent of the pledgee (usually a bank) issued when the pledgee has recorded, in addition to the lien on the real estate, also the right of a ban on alienation and/or encumbrance.

New construction
A newly built property sold by a developer or the first owner.
O
Occupancy permit
A decision by the building authority issued in the form of an occupancy decision or consent, which permits the use of the completed building for a specified purpose.
Owner's declaration
A document by which the owner of the house defines individual residential or non-residential units in the building, determines their shares in common parts, and defines the common parts of the building. It is stored in the collection of deeds of the land registry.
P
Parking space
A place intended for parking motor vehicles, usually delimited by longitudinal horizontal lines.
Payment protection insurance
Serves in a situation where the client is unable to repay the loan.
Penthouse
A luxury apartment located on the highest floor of a building.
Plot
A separate immovable asset, a solid part of the earth's surface recorded in the land registry.
Power of attorney
A document by which one person authorizes another person to act on their behalf.
Pre-reservation
Non-binding reservation of real estate usually for a period of 2 days without payment of a reservation fee.
Pre-sale
A phase of the project where the developer offers units for purchase even before the start or in the early stage of construction.
Price map
A map showing the price per m² of land, house, or apartment in various parts of the country.
Privately owned apartment
An apartment owned by the buyer with ownership recorded in the land registry.
Purchase agreement
A contract by which a paid transfer of ownership right to real estate occurs.
R
Reconstruction
Reconstruction is the rebuilding of an already existing object.
Release of the mortgage over the property
A document issued by the pledgee confirming waiver of the lien and related records.
Rental apartment
An apartment that the owner rents to a tenant based on a lease agreement.
Reservation agreement
A contract serving for the temporary reservation of real estate.
Residential unit
A separate unit defined in the owner's declaration, recorded as a separate immovable asset.
S
Shell & core
A state of completion of a residential or non-residential unit where the outer structure and utilities are finished but the interior is unfinished.
Smart home
An interconnected system of devices that automates and enables remote control.
Storage room
Most often a separate room serving for the storage of items or food.
Studio
A non-residential unit that has all the attributes of an apartment but cannot be approved as an apartment.
Study
A separate room in an apartment or house intended for work.
Sustainable building
A building that is economically efficient and creates minimal waste and pollution.
T
Terrace
An open or partially covered outdoor space adjacent to an apartment or house.
Title Deed
An extract from the land registry listing the owner, property description, and ownership limitations.
Total floor area
The floor plan area of all rooms in the unit, including all vertical structures and built-in objects.
U
Underfloor heating
Low-temperature large-area heating where warm air radiates from the floor.
Unit owners association (SVJ)
A legal entity managing common parts of a building with multiple unit owners.
V
Villa house
A smaller apartment building usually with 3–12 units and a higher standard.
W
Warranty period
The period during which the seller is liable for defects occurring in the sold unit.
