At one time it was absolutely normal that people got married and had one or two children around the age of 20. It was almost unthinkable that someone was single after age 30. But todays times are different. Since the year 2013, just in the Czech Republic, there are more single adults than married ones. According to statistics from CSU it changes at age 34, when married status is higher than single one. Up to the age of 30 up to 85% of man and woman are single. And on top of that the globalization and migration of people between countries. People move for work to foreign countries, mostly to metropolitan cities.
For this reason the inquiry for housing reflects the above. If we look at prices of apartments and the trend in their appraisal, we end with an interesting conclusion. The price of apartments isn’t influenced only by their location, which is always number one factor and always will be, but also the size of an apartment. Research shows that the value per cm2 goes down for apartments above 35m2.
Small apartments up to 35m2 are more valuable for single people or couples without children, but are also easier to sell or rent. This is the main reason why those kind of apartments go up in price and their appraisal in the case of a buy is 100%.
